I inspect homes throughout the Grand Traverse region and into the Eastern Upper Peninsula, from Traverse City up through the Straits and beyond.

Typical coverage is northwest and northeast Lower Michigan (roughly north of the Houghton Lake line) and the eastern Upper Peninsula. Exact trips depend on scheduling.

How long does a home inspection take?

Most inspections take 2–4 hours depending on the size and age of the home. I don't rush. If something needs a closer look, it gets one.

Should I be there for the inspection?

You don't have to be, but I encourage it. Walking through the home together means you understand what's in the report before you read it, and you can ask questions on the spot. It's one of the most useful hours you can spend on a home purchase.

When will I receive my report?

Within one business day of the inspection. You'll get a detailed digital report with photos, plain-language descriptions, and clear severity ratings. No jargon, no confusion about what's urgent versus cosmetic.

What does the inspection cover?

The full home: roof, attic, foundation, basement, HVAC, plumbing, electrical, windows, doors, exterior, and grading. Every accessible area gets inspected, following the InterNACHI® Standards of Practice. Specialized testing, like radon, water, or septic evaluations, sits outside the scope of a standard home inspection, and I'm happy to point you toward a qualified local provider if you need it. What if serious issues are found?

That's exactly what the inspection is for. I'll document everything clearly, explain the difference between urgent defects and normal wear, and give you the information you need, whether that's to negotiate repairs, plan a budget, or simply proceed with confidence.

Do I need to do anything to prepare the home?

If you're the seller: make sure all areas are accessible: attic hatches, electrical panels, crawl spaces, and any locked outbuildings. If you're the buyer: nothing needed from you beyond showing up.
